Contractor tender preparation · Dubai & UAE

Give demolition contractors the same quantities to price.

Build a demolition bill of quantities (BOQ) with a clear measurement basis. Record what goes, what stays and which quantities still need confirmation before comparing quotations from demolition companies.

Build your quantity schedule

Use one line for each distinct element, location and measurement basis. Include the schedule with the same drawings and scope brief sent to every bidder.

Your entries stay in this page's memory and are not submitted by this tool. Reloading or leaving clears them. Export a copy to keep your work.

Leave unknown quantities blank. Zero is recorded as zero, not as an unknown.

TENDER QUANTITY SCHEDULE — FOR BIDDER REVIEW

Project / package reference: Not specified · Drawing or tender revision: Not specified · Emirate: Not specified

1. TO CONFIRM

Quantity: TO CONFIRM · Unit: TO CONFIRM

Measurement basis and source: TO CONFIRM

Removal limit / retained elements: TO CONFIRM

Open question / exclusion to resolve: —

Bidder unit rate (to complete): __________ · Bidder amount (to complete): __________

Quantities and scope are user-entered. Bidders must confirm the measurement convention, inclusions, exclusions and current document revisions. This schedule contains no Arasar price estimate or automatic technical approval.

Metres, square metres and cubic metres describe different work.

A unit alone does not define a demolition item. State the element, location, measurement convention and included operations. Do not add unlike units or convert them into tonnes without an agreed basis.

m

Length

Define the measured line: foundation length, cut line or another stated element. Record relevant dimensions separately; a metre of foundation is not automatically a metre of saw cutting.

m²

Area

State whether this is a cut face, slab footprint, wall face or another measured area. Those bases are not interchangeable, even when the unit is the same.

m³

Volume

State whether the quantity describes solid material or loose debris, and identify the measurement source. Do not treat solid concrete volume as truck-load volume.

No.

Count

Identify the individual objects and their scope. Six manholes is a count of structures; it does not state the number of cuts, lifting operations or disposal loads.

Four published Arasar records. Four distinct measurement bases.

These figures retain the meaning given in their individual project records. They are examples of how to describe quantities, not quantities for your project.

200 m²

Palm Jumeirah

Recorded concrete cutting for slab and column removal. This is not the villa's floor area.

100 m

Sheikh Zayed Road

Recorded foundation length demolished. The source also specifies concrete thickness separately.

  1. Issue the same package

Send this schedule, the removal boundaries, available drawings and the same revision to every shortlisted contractor. Record access, working hours and any occupied or live areas.

  2. Ask for explicit responses

Each bidder should identify its unit rates or package price, quantity assumptions, inclusions, exclusions and provisional items. Confirm who provides protection, temporary works, lifting, transport, disposal and the required final condition.

  3. Close the differences

Record each clarification and the revised document reference. Agree changes to the common scope before comparing headline totals. This tool leaves bidder rates and amounts blank for the contractors to complete.

The schedule can be used for a package in Dubai, Abu Dhabi, Sharjah, Ajman, Ras Al Khaimah, Fujairah or Umm Al Quwain. The project team and bidders confirm the applicable authority, access arrangements and scope for the actual site.

Questions before issuing a demolition BOQ

Does this tool calculate demolition prices?

No. It organises user-entered quantities and leaves commercial rates and amounts for each bidder. It does not supply market rates, convert units or recommend a winning contractor.

What if a quantity is not yet known?

Leave it blank and describe the survey, drawing or clarification needed. The export labels the quantity TO CONFIRM. Ask bidders to state how that unknown affects their offer.

Can I use one area figure for cutting and removing a slab?

Only if the measurement basis for each operation is explicitly agreed. Cutting area, slab plan area and removal volume describe different quantities. Separate the operations when they are priced on different bases.

What should accompany this demolition BOQ?

A clear work boundary, current document references, site information, retained assets, responsibility split and handover requirements. The existing enquiry brief and quote-comparison guide below help complete that package.
