What Homeowners Must Know About Structural Assessments Before Demolition in Dubai

A structural assessment explains how a building is standing today and how it may behave as parts are removed. For villa demolition, extensions and major renovations, this information helps protect retained areas, neighbouring properties and the people delivering the work.

01

What the assessment considers

The engineer reviews visible condition, available drawings, previous alterations and the relationship between foundations, columns, walls, slabs and roof elements. Shared boundaries, adjacent villas and temporary access can be just as important as the target structure.

  • Load-bearing and stability systems
  • Cracking, corrosion, settlement or previous damage
  • Shared walls and neighbouring structures
  • Utilities, tanks, pools and underground constraints
  • Elements that must remain during renovation
02

Prepare useful information before the visit

Original drawings, renovation records, plot information and the intended future design allow the assessment to focus on real decisions. Clear access to roofs, service areas and boundaries improves the quality of the survey.

  • Define whether removal is total or selective
  • Identify community and access restrictions
  • Share known service isolation information
  • Highlight areas with water ingress or visible movement
03

Turn findings into a demolition method

The assessment should feed directly into the demolition sequence, temporary support, plant selection and protection measures. Permit and approval requirements vary by project, so the owner, consultant and contractor should confirm the applicable process before work starts.

Project note

Guidance is the starting point. The site determines the method.

Every structure, access route and operating environment is different. Final engineering, approvals and controls should be based on verified project information and a site-specific assessment.
